CHECK-IN TIME: 1:00PM (We operate a contactless check-in process.) No need to stop in the office! Just pull into your assigned spot and get to camping! Please call us with any issues 24/7 469-825-7240 or 214-725-6422. After Hours Check-in is allowed. If you’re arriving after 5 PM, no problem! Just pull into your spot and call us if needed.

CHECK-OUT TIME: 11:00AM QUIET TIME: 10:00PM – 8:00AM
We are about half an hour from both the Pine Forest and Samson solar projects, making us a perfect home base for workers on those energy projects.
Monday-Saturday 8 AM to 5 PM, Sundays by appointment.
We are 22 miles from Sulphur Springs, TX and 18 miles from Mount Pleasant, TX.
We are 6 miles to Lake Cypress Springs and 10 miles for Lake Bob Sandlin.
Yes, we allow carports and storage buildings. The additions have to be approved by management, must match the style and colors of the tiny home, and be of a certain size and material.
Yes, our tiny home community has no full time children as residents. Children are welcome to visit but cannot reside full time in the tiny home portion the park.
We offer both options. We are a TX tiny home dealer so we can custom order any park model tiny home from Platinum Cottages or Athens Park Models. You can also bring your tiny home, it just needs to be approved by management. You can also purchase a tiny home from a local dealer (Home CO in Cumby, TX or Recreational Resort Cottages in Rockwall, TX or RRC in Athens, TX) We have a relationship with all of those dealers and can work directly with them to assist your buying process.
Yes, we offer nightly, weekly, and monthly RV Spot rates. A lot of our residents do live with us full time.
Here’s our current Cancellation & Refund Policy:
Cancellation Policy
- All rates are subject to change at any time.
- Daily/Weekly rates include 4 people. Additional guests age 5 and older are $5.00 per person/per night.
- Monthly rates include 2 adults & 3 children OR 3 adults and 2 children. Extra occupants are $50 per person/per month.
Cancellation & Refund Policy:
- Daily and weekly reservations canceled up to 72 hours in advance of arrival will be refunded less a cancellation fee equal to one night’s stay.
- Reservations canceled within 72 hours of arrival will result in total forfeiture of stay.
- Monthly reservations canceled between 15 days or more in advance of arrival will be refunded less a $200 cancellation fee.
- Reservations canceled within 14 days of arrival will result in total forfeiture of stay.
- Cancellations on day of arrival and no-shows are not eligible for a refund.
